Paris Towne Center Draws 2.2 Million Visits a Year, JLL Reports

3 min read

The most concrete retail traffic number in the Paris market belongs to the city's biggest shopping center, and it is a big number.

When Culpepper Realty Co. sold the 291,958-square-foot Paris Towne Center to Corsair Property Company in June 2026, JLL Capital Markets, which arranged the deal, described the Aldi-anchored center as the most-visited retail destination within a 50-mile radius, drawing more than 2.2 million visits a year. The center was 96% occupied at the time of sale, with co-tenants including Hobby Lobby and Ross Dress for Less.

That traffic figure is the kind of data point investors rarely get for a micropolitan market. It confirms that Paris retail pulls from a wide regional catchment, not just the city's own 25,000 residents, which is exactly the dynamic that supports the corridor asking rents tracked in this journal, with Paris Towne Center retail listing at $16 to $18 per square foot a year and NE Loop 286 units near $20.

What retail traffic means for a flex property

A market that draws 2.2 million visits a year to one center is a market with real consumer gravity, and consumer gravity is what makes commercial real estate lease. For the property at 1905 E Price St, centrally located near downtown, shopping, and medical centers, that gravity supports the lease demand behind the estimated 10% cap rate, and it widens the pool of end users, from community training and co-working to hospitality group lodging, that can succeed at the location.
