New 5,800-Square-Foot Quick-Lube Building Registered on NW Loop 286
Another new commercial building has been registered on the Loop 286 corridor, the latest sign that the loop keeps absorbing new construction.
A new oil-change and quick-lube facility of roughly 5,800 square feet at 3605 NW Loop 286 in Paris was registered with the Texas Department of Licensing and Regulation (TDLR) as a new-construction commercial project on July 6, 2026. The registration adds a second automotive-service node to the corridor alongside Brakes Plus at 4225 Lamar Ave, which held its grand opening in August, and the Tesla Supercharger station at 3100 NE Loop 286.
Quick-service automotive is one of the most reliable indicators of corridor traffic: operators underwrite drive-by volume, and they build where the counts support it. The Loop 286 improvements now under way, including frontage roads and the planned Northeast Loop upgrade, are only adding to the corridor's pull.
What this says about the commercial market
A 5,800-square-foot shell is a small project in dollar terms, but small buildings are what fill a market like Paris. Each one adds local employment, foot traffic, and landlord demand, and together they keep the loop's commercial inventory leasing. Corridor asking rents on NE Loop 286 are running near $20 per square foot a year for retail units, the top of the local range, and this kind of continued build-out supports those numbers.
For the property at 1905 E Price St, the takeaway is the same one that runs through this Field Notes journal: Paris is adding buildings and businesses faster than it is losing them, which is the environment where a well-located 11,000+ SF flex asset with an estimated 10% cap rate finds its next operator.
