The Retreat at Forestbrook: 330 Apartments Planned on SE Loop 286
The Forestbrook master plan on the southeast side of Paris adds its largest single piece yet: a 330-unit apartment complex called The Retreat at Forestbrook, a multi-family project the developer describes as future.
The Forestbrook Estates master-planned community, located off SE Loop 286 near the new Paris High School, lists The Retreat at Forestbrook as a future 330-unit apartment complex on the developer's site. The project would be by far the largest apartment community in the Paris market, more than five times the size of the 64-unit Celebration Paris senior housing complex that opened in August 2026 and a meaningful step beyond previously approved multi-family development in the city.
The developer's site describes The Retreat as planned rather than under construction, so the timeline is the open question. What is already verifiable is the pattern: Forestbrook has been adding rooftops in stages, including 44 new home lots being built by Wyldewood Homes, and the master plan treats the apartment complex as the density core of the community.
Why multi-family matters in Paris
Paris and Lamar County have grown steadily, with population estimates at roughly 25,300 and 51,600 in 2026, but rental housing has lagged behind that growth. The market's apartment inventory is thin, which is why 330 units of any single complex would reset the competitive landscape. Multi-family development also brings density, and density is what supports the retail, service, and flex tenants that fill commercial buildings across the city.
The location reinforces the commercial logic. SE Loop 286 already carries the city's fastest-growing retail corridor, PEDC markets development sites along the same loop, and the new Paris High School anchors the southeast side. A 330-unit apartment complex at that position puts a few hundred households within minutes of the loop's shopping, offices, and medical services.
The read for 1905 E Price St
Multi-family momentum is the most direct comparable for a property sitting in a Multi-Family Dwelling District. The building at 1905 E Price St, with its 12 private rooms with full baths, office areas, commercial kitchen, and laundry, is already functionally suited to a multi-family conversion, and demand for that use rises as the city adds population and competing projects prove the market. An estimated 10% cap rate with upside makes the current income story worth underwriting against that conversion option.
