Forestbrook Estates: Wyldewood Homes Brings 44 New Home Lots to Paris
Forty-four new lots, 120-day build timelines, and affordable price points. When builders scale up production in a market, it means the demand is real.
Wyldewood Homes, a regional homebuilder active across North Texas, is developing Forestbrook Estates, a 44-lot single-family home community in Paris. The new subdivision offers affordable homes with modern floor plans, energy-efficient construction, and build timelines of approximately 120 days from start to completion. The development represents one of several active residential projects addressing Paris's housing supply needs.
Forestbrook Estates joins a growing list of active residential developments in the Paris area. Invest Lamar LLC is proposing 41 energy-efficient homes on a 5.1-acre tract in southeast Paris. Magnolia, an 80-lot subdivision in North Lamar ISD, came to market in 2024 with phased releases. Celebration Paris added 64 units of affordable senior housing. Together, these projects indicate that the city's housing supply is expanding across multiple price points and housing types.
Why builders are adding supply
The homebuilding activity in Paris reflects underlying demand fundamentals. The Paris housing market has seen prices rise 9.8 percent year over year, with a median price of $178,000 as of mid-2026. Homes averaged 85 days on market, and 65 homes sold in May 2026 alone, up from 60 in the same month the prior year. These numbers indicate a market where demand is outpacing supply, creating conditions that attract builders to add inventory.
Paris's relatively affordable price point is also a competitive advantage. At a median of $178,000, homes in Paris are roughly one-third the price of comparable homes in the Dallas-Fort Worth metroplex, where the median exceeds $400,000. This price gap is attracting remote workers, retirees, and families who can trade a long commute for a significantly lower mortgage payment. The city's position within driving distance of DFW, Sherman, and Texoma makes it a viable option for buyers seeking affordability without complete isolation.
What it means for commercial property
Residential construction is one of the most reliable leading indicators of commercial property demand. Every new home represents a household that needs places to work, shop, eat, and access services. The 44 homes at Forestbrook Estates, combined with the 80 lots at Magnolia, the 41 homes from Invest Lamar, and the 64 units at Celebration Paris, represent over 225 new households entering the Paris market. Each household generates annual spending on retail, food, healthcare, and services that supports commercial lease rates and occupancy.
For a commercial property like 1905 E Price St, zoned for multi-family and mixed-use conversion, the expanding residential base means a larger pool of potential tenants for commercial-to-residential conversion, as well as more demand for the services and amenities that commercial spaces provide. The key insight is that Paris's residential growth is not speculative. It is backed by real builder investment, real construction timelines, and real sales data.
