TxDOT Proposes Major Highway Expansions on US 271 and US 82

4 min read

Two-lane highways into Paris are becoming four-lane divided corridors. When TxDOT widens the roads leading into a city, it is because the traffic is already there and the demand is coming.

The Texas Department of Transportation has two major highway widening projects in the pipeline for Lamar County, both aimed at converting existing two-lane undivided highways into four-lane divided corridors. These projects will improve regional connectivity, reduce travel times, and support the growing traffic volumes that Paris's economic expansion has generated.

US 271: Loop 286 to Bogata

TxDOT is proposing to widen US 271 from Loop 286 in Paris to State Highway 37 in Bogata, spanning Lamar and Red River counties. The project converts the existing two-lane highway into a four-lane divided facility. As of early 2026, construction was preliminarily anticipated to begin in the spring of 2026, though TxDOT notes that project dates remain preliminary and subject to change.

The US 271 corridor connects Paris to communities northeast toward the Red River and into Oklahoma. Widening this route improves access for commercial traffic, supports the movement of goods through the region, and strengthens Paris's position as a logistics and distribution node in Northeast Texas.

US 82: Fannin County Line to Loop 286

The second project involves widening approximately 16 miles of US 82 from the Fannin County line to Loop 286 west of Paris. The plan includes two 12-foot travel lanes in each direction separated by a median. A draft environmental assessment was made available for public review in late 2024, with ongoing surveying activities for right-of-way acquisition continuing through early 2025.

US 82 is a primary east-west corridor through Lamar County, connecting Paris to Sherman, Gainesville, and points west toward the Dallas-Fort Worth metroplex. Widening this route directly benefits properties along the US 82 Business corridor, including those near the Lamar Avenue commercial spine where 1905 E Price St is located.

What road widening means for property values

Highway expansion projects are lagging indicators of traffic demand and leading indicators of economic growth. TxDOT does not widen roads in shrinking towns. The decision to invest in four-lane divided corridors reflects existing traffic volumes and projected growth. For commercial property owners, wider roads mean better access, higher visibility, shorter commute times, and ultimately stronger lease demand and property appreciation.

These projects join the TxDOT Paris District headquarters investment, the wastewater plant upgrade, and the solar construction boom as evidence that Lamar County's infrastructure is being scaled to match its economic trajectory. For investors evaluating commercial property in Paris, the road network is not a risk factor. It is a growth asset under active development.
