TxDOT Adds a New Traffic Signal at US 82 and West Loop 286: A Traffic Read for the Retail Loop

4 min read

TxDOT announced a new traffic signal at the US 82 and West Loop 286 intersection in Paris, the latest step in a Loop 286 improvement program whose short-term projects are estimated to cut crash volume in their project areas by about 43%, a concrete traffic data point for the retail ring around the city.

The new signal was announced in October in the Paris District's project updates, adding controlled turning at one of the busiest intersections on the west side of the loop, where US 82 West traffic meets the Loop 286 retail corridor. It joins a pattern of intersection work on the loop, including the May 2024 improvements at the US 82 West, US 271 North, and US 82 East crossings, and it feeds the same network that carries most of Paris's retail traffic.

TxDOT's Loop 286 improvement studies estimate the short-term projects, which include rebuilding Southeast Loop 286 from FM 1497 to FM 905 to a five-lane cross section and reconstructing Northeast Loop 286 from US 82 at Stillhouse Road to Pine Mill Road, could cut crash volume in the project areas by roughly 43%. Those are the same segments the fully funded Northeast Loop 286 freeway conversion, slated for construction in September 2027 at about $152 million, will eventually rebuild at grade separated standard.

What the traffic math means for commercial property

Traffic counts drive retail sales, lease rates, and tenant decisions, and safety investment keeps a corridor efficient for the customers who visit it. A signal at US 82 and West Loop 286 improves access management where big-box and restaurant traffic is heaviest, reducing friction for visits to the retail anchors along the west loop. Over time, the funded corridor projects will add capacity to the same network, which is the amenity commercial tenants underwrite when they model a trade area.

The trade loop also matters to the wider county: Loop 286 ties together the north, east, and south sides of Paris and feeds the highway spokes, US 82 and US 271, that bring shoppers in from the eight-county catchment this journal has documented. Every improvement on that ring extends how far Paris's commercial gravity reaches.

The read for 1905 E Price St

The property at 1905 E Price St is centrally located near the east side of the city and connected to the same loop and highway network. Better access and safer intersections on the corridors around it keep the property convenient for tenants, patients, and shoppers arriving from across Lamar County and beyond, the quiet infrastructure foundation under an estimated 10% cap rate with upside.
